ATLANTA-The Cumberland submarket in south Cobb County, which already boasts 24 million sf of class A office, could be about to receive 1.5 million sf of additional product, along with 87,500 sf of retail, 4,315 condominium units and 880 townhomes. The Atlanta Regional Commission is reviewing the proposed ventures. Alta Vinings plans an estimated $100-million project that would include 880 townhomes, 173 condos and 32,000 sf of retail space at Paces Ferry and Boulevard Hills roads. Pope & Land Enterprises Inc. has conceptual plans for 614 condos and townhomes at Cumberland Boulevard and Stillhouse Road. About 400 of the homes would be for sale and 214 for rent.

The Alta Vinings and Pope & Land projects are adjacent to the combined Regent Riverwood and T.I. Riverwood projects planned for a total one million sf office, retail, restaurant space and housing with a build-out value of $590 million. T.I. Riverwood proposes 646 high-rise condos and 34,000 sf of retail, restaurant and office space. Regent Riverwood would have 210 condominium homes, 21,500 sf of bank and restaurant space and 500,000 sf of high-rise office product.

Already under way in south Cobb are Trammell Crow Co.’s nine-story, 172-unit condo community on Mount Wilkinson in suburban Vinings with an estimated hard construction cost of $18 million; Pacific Group’s 1,000-home, mixed-use community at Atlanta Road at an estimated hard construction cost of $100 million; and B.F. Saul’s planned 18-story, 1,500 residences in a mixed-use development at Circle 75 with an estimated construction cost of $150 million.

Also planned for the south Cobb County area is the $106-million, 2,750-seat Cobb Energy Centre for the Performing Arts scheduled to open by June 2007.
