ST. PAUL-Green Tree Servicing recently hired United Properties Corporate Real Estate Services to provide strategic facilities management for the company’s 527,000-sf national real estate portfolio.

The assignment represents the St. Paul-based financial services company’s first outsourcing of facilities management, says Kevin Farrell, executive managing director with United Properties. United Properties will provide facilities management, operations and maintenance and project services for three buildings owned and/or occupied by Green Tree, including Landmark Towers, its 25-story, 250,000-sf headquarters building located at St. Peter Street and 4th Avenue in downtown St. Paul.

United will manage that facility, which includes a skyway-level retail shop space, 20 floors of office space and five floors of residential condominiums Green Tree also has customer service centers in Tempe, AZ (a 140,000-sf facility) and in Rapid City, SD (a 137,000-sf facility). Green Tree selected United Properties for the assignment after a national search for a strategic facilities management partner.

United Properties will focus its “cost reduction solutions” expertise in the first phase of the Green Tree assignment. United has reviewed all aspects of occupancy costs ranging from overall space utilization to energy and cleaning costs.

“This comprehensive approach allows us to focus resources and to immediately target opportunities to improve facility performance and reduce expenses,” Farrell says.The benchmarking study has already identified potential cost savings ranging from 7% to 42% in “key areas of facilities operations,” he says.

The United Properties’ corporate real estate services team that will manage the assignment includes Paul Wallerius, national director of operations, Bruce Williams, senior facilities manager, and Mark Mundahl, director of operations, who will lead the transition team.
