ORLANDO-An 11,743-sf office and industrial lease has brought the 2.5-year-old, 180,000-sf Monroe CommerCenter North in suburban Sanford to 90% occupancy. Cincinnati-based Cintas Document Management LLC is taking the space for five years at an aggregate rent of $397,422.

Cintas Document’ rented area at 4200 Church St. includes 9,743 sf of warehouse and 2,000 sf of office space, Michael Heidrich, a principal with property owner Realvest-Monroe CommerCenter LLC of Maitland, tells GlobeSt.com. “Small bay space continues to be in strong demand” by users of 5,000 sf to 20,000 sf of space, Heidrich says. His company plans to add 70,000 sf to the facility to meet near-future demand.

Average asking gross rent at the property, occupied by 15 tenants, is $7 per sf. The leasing deal took four months to complete, from contract signing to closing, Heidrich says. Paula Kotzin of Watson Realty negotiated for the tenant.
