HILLSBORO, OR-Bedford Property Investors Inc. has landed a tenant for 38% of a vacant 83,244-sf flex-warehouse building here that it picked up last year. Fiber Sensys LLC, a Comudyne company, signed a 5.5-year lease for 31,372 sf of Suntech 3, one of four buildings that comprises the 302,000-sf Suntech Corporate Park.Fiber Sensys is involved in the manufacturing of high performance fiber-optic intrusion detection systems. The lease is expected to commence early in the fourth quarter of 2005. Its build out will include 10,000 sf of office and 21,000 sf of warehouse space. The rest of the building remains available.Brandon Frank, Dave Squire and Eric Haskins of Grubb & Ellis represented Bedford. Haskins and Mike Newman represented Fiber Sensys. Frank tells GlobeSt.com that Fiber Sensys is relocating from about 20,000 sf in an older facility in Tualatin. The Tualatin facility is located at 9640 SW Herman Rd. Frank declined to reveal the negotiated lease rate, but the market rate for such space in the Sunset Corridor is $0.40 per sf per month for the shell plus a $0.60 per sf per month surcharge for office space.”Fiber Sensys was looking to improve their image and capabilities,” said Dave Frank, Operations Manager for Fiber Sensys, LLC. “This building accomplishes both as well as offering the opportunity to expand.”
