HOUSTON-Two three-year leases, totaling 18,537 sf, have been signed for Vantage Cos.’ Beltway Service Center, pushing occupancy to 97% in the two-building complex.

The center’s prime location in southwest Houston along Beltway 8 attracted the new tenants, LeeMark Cabinet Imports Inc. and PM International Ltd., says Walter Menuet, a vice president for the Houston-based property owner and developer, Vantage Cos. He and Vantage’s Ryan Cropper negotiated the pacts.

LeeMark Cabinet moved into 13,251 sf at 10515 Harwin Dr., nearly quadrupling in size from its previous location, Menuet tells GlobeSt.com. With the lease, the 76,920-sf office service building is 100% occupied.

“Their decision was location-driven,” Menuet says. “They liked the proximity to the Beltway and Harwin, which is a big retail district where they think they’ll get a lot of business.” The local company, which caters to Asian Americans, was represented by Desmond Hong of Newfoundland Realty.

PM International, an importer of electronics parts from China, took 5,286 sf at 5803 Sovereign Dr. as its first location outside of its East Brunswick, NJ homeport, Menuet says. The company is planning an Aug. 1 move into the 40,726-sf building, which is 91% filled with the latest signing.

“Small distribution space on the Beltway is hard to come by,” Menuet says. “I don’t think they had a lot of choices.” Winnie Lung of Leader Home Realtors represented the importer.

The 30-year-old center leases for $6 per sf to $7.80 per sf, gross. It houses 14 other regional and local tenants, including several logistics firms, a printer and computer parts supplier.
