Carrier Lease Kicks Off 131,620-SF BTS

HOUSTON-TIAA-CREF and Transwestern Commercial Services will develop a specialized build-to-suit distribution facility for Carrier Sales and Services LLC. The 131,620-sf building will go up in Port Northwest Business Park in the northwest submarket.

Port Northwest, part of TIAA-CREF’s five-million-sf office/industrial portfolio in the Houston area, is a four-building, 75-acre industrial park with 650,000 sf on the ground. The locally based TCS will develop the project on behalf of the New York City-based TIAA-CREF. The TCS team of Brian Gammill and Todd King negotiated a long-term lease with Carrier, which was represented by Bruce Dewberry and Joanne Stepien of USI Real Estate Brokerage Services Inc. in Houston.

According to TCS’ Chip Clarke, Carrier’s lease represents an expansion for the company. “Carrier had some specific building and location requirements for a new distribution facility and that’s what necessitated this new project,” says Clarke, who is president of the Southwest region.

Construction will begin within two weeks. The office/warehouse building will have 28-foot clear heights and an ESFR sprinkler system. Munsen Kennedy Partnership of Houston is the architect. The local team for Dallas-based Candence McShane Corp. is the general contractor.

“The plan is for Carrier to celebrate the (yearend) holidays in their new facility,” Clarke tells GlobeSt.com. “Completion by mid-December is what they’re targeting.”
