SIMI VALLEY, CA-Computerized Management Services, a locally based specialist in medical billing for radiology groups, has expanded into 20,000 sf of office space at 4100 Guardian Way in a combination sublease and direct deal, according to Dean Heck of Beitler Commercial Realty Services in West Los Angeles. Heck tells GlobeSt.com that the transaction was unusual in that it combines about 40 months of sublease and the remainder a direct lease in a 10-year deal valued at approximately $4 million. Heck represented the tenant, which recently moved into the space in a relocation from 8,000 sf elsewhere in Simi Valley where its lease had expired and it needed more room to expand. Heck notes that the 140,000-sf 4100 Guardian Way building was originally designed as a single-tenant building for Nortel, the telecommunications firm, so the sublease portion of the deal involved Nortel and the direct lease involved the building owner, the Charles Dunn family of Los Angeles. Nortel was represented by Chris Joyner of Fischer & Co. in Dallas and the building ownership by Joe Faulkner of the Los Angeles office of the Charles Dunn Co. Since the building was originally designed for a telecommunications firm, Heck adds, Computerized Management System’s new space comes with state-of-the-art telecommunications and technology equipment and fixtures that made the building even more appealing. CMS has been growing steadily because of the growth of radiology and imaging, the Beitler broker points out. The two-story 4100 Guardian Way building, which is now about 50% occupied, offers another advantage in that it provides plenty of free parking, Heck adds. He calls it “one of the nicest office buildings in Simi Valley, where there is not a lot of pure office space and the buildings tend to be more industrial or R&D space.”
