DEERFIELD BEACH, FL-Cable Network Associates and Deuzak Medical Inc. have signed leases for 15,356 sf and 15,213 sf, respectively, in the newly completed 73,000-sf industrial building at 5001 NW 13th Ave. in Enterprise Corporate Center. The leases take occupancy in the building, which reached completion 45 days ago, to 70%. Meanwhile, two leases aggregating 27,461 sf add to occupancy in two additional buildings within the two-million-sf Phase II of the park.

Because the 5001 13th Ave. property is new, interior build out is completed according to these beginning tenants’ specs. The same is true for Modular Computer’s 21,000-sf office space in the new, 30,000-sf building at 1500 N. Powerline Rd., according to Jeffrey Scott, SVP of brokerage for Fort Lauderdale-based Brenner Real Estate Group, who represents the several building owners in Phase II.

“The rate depends on build out,” Scott tells GlobeSt.com. Without disclosing the aggregate value of any of the four leases he negotiated for owners recently, Scott says, “the low $6-per-sf triple-net applies when there is no custom build-out; with from 15% to 20% build out the rate is between $7.30 per sf and $7.50 per sf,” he says, “and where the owner does 100% build out, it is between $12 per sf and $13 sf, triple net. Modular Computers’ lease contained an office component at the $12-per-sf level and a fully air-conditioned lab space at approximately $7 per sf.”

Cable Network is a distributor of telecommunication cable, fitting and associated products. It distributes primarily to South America and developing countries in Asia as well as the US. Scott represented both the tenant and the owner, Sterling Heights, MI-based Mancini Enterprises LLC.

This is Alaquippa, PA-based Deuzak Medical’s first Florida location. It distributes medical equipment and supplies. Scott represented Mancini, and Stuart Kaminski of Boca Raton-based US Realty represented the tenant.

In a separate transaction, Silver Streams Inc., a marble and stone business, leased 6,461 sf of industrial space at 1520 S. Powerline Rd., a 76,000-sf building in Phase II of the center, taking occupancy to 100%, according to Scott, who represented both the tenant and the owner, Sterling Properties of Florida, in the negotiations. The rental rate was approximately $6.75 per sf, triple net, he tells GlobeSt.com.
