ALISO VIEJO, CA-Voit Development Co. has acquired its second office condominium conversion project in recent weeks, the 74,000-sf Liberty Plaza, and plans to convert the property into for-sale office condos of 1,400 sf and larger. The project follows Voit’s recent acquisition of a 47,000-sf property in Costa Mesa called Hyland Plaza that the company also plans to convert to condos.Liberty Plaza comprises two office buildings at 6A and 6B Liberty St., which Voit plans to remodel and market as more than 30 for-sale office condominiums. The property is now occupied by Refco, Mavcomm and the Catholic Church.James Camp, SVP of development and acquisitions for Voit Development, says the project is aimed at meeting the continuing demand for small owner-user spaces for purchase. Chris Cussen, who will be the project manager for both Liberty Plaza and Hyland Plaza, anticipates the project will be ready for occupancy in the first quarter of 2006.Chris Deason and Dave Alderman of Voit Commercial Brokerage’s Irvine office represented Voit Development and the seller of Liberty Plaza, Liberty Office Partners LP. Deason and Alderman will be the listing agents for the project.Alderman tells GlobeSt.com that the two Liberty Plaza buildings, both two-story concrete tilt-up structures, were constructed in 1990 and 2002 and occupy a campus-like environment.The 6A building is occupied by Mavcomm and the Catholic Church, and Refco, which previously occupied the entire 6B building on a lease that expired on Sept. 1, is renewing for 15,000 sf for five years. Voit will market the space Refco occupies as a leased investment.Voit’s plan for the buildings will offer considerable flexibility, according to Alderman, who points out that with the condos designed to be 1,400 sf and larger, buyers will be able to acquire as much or as little space as they need. A user needing 23,000 sf, for example, could buy all the condos on one floor and have contiguous space.
