CARROLLTON, TX-A flooring covering company, with one year left on its lease, picked up an extra 13,361 sf of office/warehouse space to take its total to 30,294 sf after the building owner opted to terminate the pact on an abutting vacancy to keep the tenant in place.

Miller Bros. Flooring Co. now occupies half of the 18-year-old building at 2009 McKenzie Dr., owned by Chicago-based First Industrial Trust Inc. The flooring covering company started a market search when First Industrial offered to negotiate an early-out with a document storage firm that “was on the hook with a couple years left on the lease,” Nathan Denton with Henry S. Miller Commercial in Dallas tells GlobeSt.com. “And, it wasn’t on the market.”

Houston-based Miller Bros. signed a long-term lease after three months of talks, Denton says. First Industrial, represented by Mitch Pruitt, kicked in $2 per sf for tenant improvements, according to Denton.
