DENVER-Zeppelin Development hopes to break ground next month on a $20-million, 90,000-sf “non-traditional” mixed-use building that mix office and condo uses. The building marks the second phase of his Taxi development at 3455 Ringsby Ct., just north of Coors Field and across from the South Platte River. Taxi 2 will add 60,000 sf of office and commercial space, with the balance of 30,000 sf to accommodate 43 condos. Eventually, more than 300,000 sf will be built on the site, which was the former headquarters for the Yellow Cab Co.

“While Denver has a variety of good office space, Taxi provides business owners with a plugged-in, creative environment they need to help their companies thrive,” Kyle Zeppelin, son of Mickey Zeppelin, tells GlobeSt.com. “A corner office and a large conference room don’t necessarily inspire entrepreneurs.”

Taxi’s new business environment isn’t standard issue office condo or business park, he says. Because Mickey and Kyle Zeppelin believe that good architecture feeds creativity, they selected three nationally prominent architects to work with their chief designer, Alan Brown of Colorado. The architects are San Francisco’s David Baker, Arizona’s Will Bruder and Aspen’s Harry Teague.

Businesses can fully customize space to reflect the personality and individuality of their company. The open-bay environment includes ceilings from 17 feet to about 22 feet high, and a 30-foot high lobby area. Taxi 2 offers individual storefronts, a variety of office suites, and “crash-pad” condo units, or one-bedroom units of 700 sf that start at $175,000. It will also be offering “double-wide” condo units priced below $300,000. The project will include a boutique; small office wing; a wine bar; deck; and ceiling-less elevator. Taxi will have cutting edge technology upgrades, including laptop docking stations, Wi Fi throughout and high tech multi-media conference rooms. On-site amenities include a café, a Pilate’s studio yoga classes and a gym.

“America’s new economy is being shaped by small businesses, but most office buildings aren’t providing the space to match this entrepreneurial spirit,” Mickey Zeppelin tells GlobeSt.com. “Taxi will provide an atmosphere that is a far-cry from the stoic office space that are the norm, giving business owners a place where they can fully explore their potential and maximize all that their business has to offer.”

The first phase includes 11 different tenants that include photographers, Web designers, a high-definition TV production company and others in creative fields. “Most of our tenants have six or seven years of experience,” Mickey Zeppelin tells GlobeSt.com. “They’re in creative fields. Some of them have national clients like Coca Cola and NASCAR. I think we’ve used every one of our clients for jobs and they often work together. They feed off of the buzz of energy and creative juices flowing through the building.”
