LOS ANGELES-Microsoft has signed a seven-year lease with Maguire Properties for 37,000 sf of office space at the 54-story, 1.4-million-sf Wells Fargo Tower on Bunker Hill, according to Maguire. The terms of the software developer’s lease were not disclosed, but asking rates for the Bunker Hill tower are quoted at about $20 per sf per year, triple-net.

Maguire says its new tenant is taking the space for its growing Southern California operations. Microsoft is scheduled to move into the space, which is on floors 33 and 34 of the Wells Fargo Tower, in the first quarter of 2006.

With the signing of the Microsoft deal, the Wells Fargo Tower, at 333 S. Grand Ave., is more than 86% occupied. The tower stands on the highest point on Bunker Hill, along with its sister building, the 45-story KPMG Tower. It was completed in 1982 and was designed by Skidmore, Owings & Merrill.

Maguire Properties was represented by Pat McRoskey, VP of leasing for the REIT, with Microsoft represented by Bob Zelken of Jones Lang LaSalle. Zelken says Microsoft chose the Wells Fargo Tower because it provides “one of the best amenity packages in the downtown area.” Along with the 1.1-million-sf KPMG Tower, the 333 S. Grand building is part of a nearly 2.5-million-sf complex that includes retail space as well as 678,000 sf of on-site parking.
