RICHLAND HILLS, TX-A long-time tenant has re-upped separate warehouse locations after coming up short on finding a centrally located spot for a one-stop shop. The two renewals total 51,000 sf.

Tile America is staying put for another three years in two side-by-side buildings, with 41,000 sf, at 7337 Dogwood Park Dr. in Richland Hills and holding onto another 10,000 sf at 2200 Carson St. in Haltom City for another five years, Todd Lambeth with Dallas-based Bradford Cos. tells GlobeSt.com. “They just couldn’t find the right deal, really,” he says of a long search for one structure to hold the wholesale and retail operation. “Of course, the cost of moving did come into play.”

The tenant’s broker says the search focused on the Texas 121 and Loop 820 corridor. “There aren’t a lot of options,” he says.

The distributor has spent the past decade in the Richland Hills building, owned by Vincent Stagliano of Plano. It’s been a tenant in Haltom City for three years. The Richland Hills buildings, marketed at $5.25 per sf by JSC Realty Co. of Arlington, will be getting some upgrades with the renewal, Lambeth says. The Haltom City space, quoted at $4.25 per sf, was re-upped on an as-is basis, he adds. Jamie White of Dallas-based Trammell Crow Co. represented the building owner, Jagee Properties Inc. of Fort Worth.
