CANOGA PARK, CA-Two private investment groups have acquired a 42-unit apartment complex here and 10 units in Glendale in two separate condominium conversion deals totaling more than $10.5 million, according to John P. Walsh of the Encino office of Marcus & Millichap. The two properties are the Chester House at 7632 Topanga Canyon Blvd. and Stocker Villas at 551 W. Stocker St. in Glendale, both sold by locally based private investors to other private investors with Walsh representing the buyers and the sellers.

The Chester House sold for slightly more than $8 million. Built in 1980, it comprises 30 one-bedroom units and 12 two-bedroom units, including four townhouse-style apartments with fireplaces. Stocker Villas, consisting entirely of two-bedroom units, was built in 1962 and sold for nearly $2.58 million.

Walsh also reports that private investors were the buyer and the seller of a 29-unit apartment complex at 443 E. Occidental in Oxnard that sold for $2.9 million. He represented both parties in the sale of the property, which includes 13 singles, 14 one-bedroom units and two two-bedroom apartments.
