YORBA LINDA, CA-Existing tenant Viasys has expanded in a new lease that brings it up to 130,000 sf and First American Real Estate Solutions has taken 47,000 sf at Arden Realty’s Savi Tech Center. The two new leases at the newly renovated property are valued at more than $32 million. Viasys, a healthcare technology specialist, has signed for 10 years in its new deal, which represents a 30,000-sf expansion from its previous commitment at the property. Total consideration for the lease is approximately $26 million. The Viasys lease follows an extensive renovation of the Savi property, a former manufacturing and office complex that has been converted for office use. The renovation added 30,000 sf of mezzanine space. Arden’s Michael Planeta, senior project manager, oversaw the build-out and the entitlement process in conjunction with Cheryl Osborn’s Orange County-based Casco Contractors. Total project costs for the conversion approached $11 million, including approximately $2 million in structural work. First American Real Estate Solutions signed for 47,198 sf in a seven-year deal valued at $6.2 million. The company is one of the nation’s largest collectors and providers of public record information regarding real estate. Arden was represented in both leases by Andy Batcheller, senior portfolio leasing manager, along with Steve Batcheller and Ben Seybold of the Anaheim office of CB Richard Ellis. Viasys was represented by Joe Sciolla of the Boston office of Cresa Partners and First American was represented by Jack McNutt of the Newport Beach office of Grubb & Ellis.
