CHANDLER, AZ-After six months of searching appropriate properties for a headquarters location, Phoenix-based Evergreen Turf Inc. has purchased a 4,000-sf building on three acres with a full-price offer of $1.3 million.

The company, which had leased a similar amount of space in Tempe, will take possession of its new headquarters, located at 11407 E. Germann Rd., within 30 to 45 days. The building itself was just completed and “not many realized it was on the market,” says Gary Anderson, senior associate with Grubb & Ellis/BRE Commercial LLC’s Phoenix office. He and Grubb & Ellis’ Rick Foss represented the buyer; and Ann Fitzpatrick with Garcia Realty Advisors in Scottsdale negotiated for the seller, KM Land & Management Co. of Chandler.

Anderson says the buyers willingly paid the full asking price when they found the building because it suited their needs and it had more than enough yard space for storage. “We all thought it was a good deal, given the state of the market,” he tells GlobeSt.com.He adds that a few minor improvements were made to the building to tailor it to the business’ operation. Evergreen Turf supplies grass seed and turf throughout the Southwest.
