HASBROUCK HEIGHTS, NJ-GHP Office Realty, which bought the 110,000-sf office building at 377 Route 17 South here earlier this year, has launched a repositioning effort on the 30-year-old property. GHP has also hired Cushman & Wakefield of NJ, East Rutherford, to market the building.

The retrofit of the six-story building, also known as Airport 17 Office Center, will include a repainting and re-cladding of the exterior, new canopies and new landscaping, according to Schwartz. Interior common area spaces will be redone as well. The cost of the retrofit hasn’t been released.

“Our end goal is to make the building competitive in the Bergen County office market,” says Jamie Schwartz, GHP’s executive vice president. His company, which manages more than five million sf in 93 different properties in the tri-state New York metro region, is the White Plains, NY-based office building division of Houlihan-Parnes.

“The building occupies a prime location,” says C&W’s Jeffrey Prezant, who’s heading the marketing assignment. As of September 6, 2005, the building was listed with approximately 53,500 sf, or about half of its total space, available. That space was listed by GHP with an asking rent of $20.50 per sf for three- to five-year terms. All of the available space is direct.
