PLEASANTON, CA-Bernal Plaza, a small retail center here, has changed hands for $12.8 million, or $358 per sf. The new owner is C&H Development Co., a retail developer based in Walnut Creek, CA. The seller was WB Bernal LLC, an affiliate of New York-based Westbrook Partners.

The 35,721-sf unanchored strip center is located just off Interstate 680 and the corner of Bernal and Valley avenues, adjacent to Bernal Corporate Park. The highest-credit tenant is Fremont Bank.

Andy Zighelboim with Colliers International’s investment services group in Walnut Creek led a sales team that included fellow Colliers brokers Kevin Van Voorhis and Scott Kinsey. Ted Helgens of Colliers’ Pleasanton office represented C&H.

“Bernal Plaza enjoys a real strong location in that it’s in an area with awesome demographics, lots of vehicle traffic and not many competing centers,” he tells GlobeSt.com. “C&H Development understands the local trade area and knows how to unlock the hidden value in the center.”

C&H has been involved with some high-profile East Bay projects, including Iron Horse Plaza in Danville and the Lafayette Town Center.
