VICTORVILLE, CA-Stirling International of Foothill Ranch says it will invest $300 million to develop 5.8 million sf of new industrial space over the next 30 months at Southern California Logistics Airport, an 8,800-acre site at the former George Air Force Base that Stirling is developing in cooperation with the City of Victorville. The new space will add to existing development of at least 2.6 million sf on and near the former military base, which has been converted to a regional warehousing and intermodal distribution hub.Stirling, headed by Dougall Agan, says the new space will include both speculative and build-to-suit projects on 340 acres that will be the first of what will likely be a number of phases of development at the airport. The development will include construction of industrial space related to existing airport businesses seeking larger facilities, like Pratt & Whitney, which Stirling says is in the market for a 200,000-sf parts warehouse.Other tenants at the airport development are expected to include companies now operating nearby but off the airport who need to expand. The 5.8 million sf will include buildings ranging from 5,000 sf to 30,000 sf as well as some that will go up to one million sf.Construction of the new facilities is anticipated to begin in January 2006, with completion targeted for June 2008. The new space is part of a long-range plan by Stirling and Victorville officials to develop nearly 64 million sf of distribution space and rail-served industrial worth an estimated $1.5 billion upon completion. Facilities already operating on the airport grounds include a GE Aircraft Engines Hangar as well as some warehousing. Off the airport but nearby are facilities operated by Goodyear, M&M Mars, Nutro Pet Foods and ConAgra.
