HOUSTON-Cash America Pawn and Pizza Hut, both long-term tenants, have renewed their commitment to the Crossroads Shopping Center by signing renewals. Both transactions, totaling 10,000 sf, leave one 18,000-sf vacancy on the 73,000-sf property.

Cash America, a five-year tenant, signed a deal for an additional five years to hang on to its existing 8,000 sf; while Pizza Hut, another five-year tenant, inked a deal for 10 years to continue operating out of its approximately 2,000-sf location.

“The area is growing exponentially, and a lot of residential homes are going up,” says Shawn Ackerman, senior vice president of Henry S. Miller Commercial’s Houston office. Ackerman represented the landlord, Houston-based Shomer VIII, Ltd. in the deals, and both tenants were self-represented in the transactions.

Ackerman tells GlobeSt.com that both tenants signed close to the quoted rate per sf, which was 40 cents per sf for the space leased by Cash America and around 80 cents per sf for the Pizza Hut renewal.

Crossroads, located at FM 1960 East at Aldine Westfield, was built during the 1980s and has national tenants including Progressive Insurance, T-Mobile, Dollar General and Sherwin Williams. At this point, Ackerman notes, there is some interest in the space remaining, though nothing under contract as yet.
