BOULDER, CO-Ann Taylor Loft, Puma and J. Jill are among the latest, new-to-market fashion and accessories retailers heading for Twenty Ninth Street, the $130 million, open-air retail, entertainment, restaurant and office district now being built on the site of the former Crossroads Mall in Boulder. Santa Monica, CA-based Westcor, a subsidiary of the Macerich Co., is developing it.

The most recent fashion specialty stores coming to the 827,000-sf complex includes an 8,500-sft Ann Taylor Loft; a 3,700-sf Puma concept store, featuring footwear, athletic wear, equipment and accessories; and a 3,200-sf J. Jill, the specialty retailer of women’s apparel, accessories and footwear. In addition, the development is also getting the 2,300-sf Acorn, which offers a custom-created mix of fashion and accessories for women; and a 1,050-sf Francesca’s Collection, which boasts an “eclectic” blend of women’s accessories, clothing, jewelry and handbags.

“These five retailers are perfectly attuned to Boulder’s active, yet fashion-forward, sense of style,” says Bob Williams, senior vice president of leasing for Westcor. “Interestingly, four of these five retailers specifically target women who are over 30. What we heard loud and clear from consumers all over Boulder is that there are not enough fashion options in Boulder serving this particular category of women. We’re pleased that this will no longer be the case when Twenty Ninth Street opens in fall 2006.”

All five newly named merchants for Twenty Ninth Street will be in the central area of the property, which will feature several blocks of fashion, home furnishings and entertainment-oriented merchants, as well as restaurants. The area will be anchored by Foley’s to the north and a 16-screen Century Theatres entertainment complex to the south.

Other merchants previously announced for the central area include Clarks Shoes, Coldwater Creek, Lucky Brand Jeans, Lucy, Sigrid Olsen, White House/Black Market, as well as Bath & Body Works and Victoria’s Secret. These merchants and others will be joined in the central area by a variety of restaurants, including Pei Wei Asian Diner, a new concept from P.F. Chang’s, and Soma Café, an all-day healthy lifestyle concept from Phoenix. Approximately 150,000 sf of class A office space will be incorporated in the central area, including the corporate headquarters of Wild Oats Markets. Elsewhere on the 62-acre site, a flagship Wild Oats store will anchor the southwest neighborhood area, while Home Depot will anchor the southeast neighborhood area.

Twenty Ninth Street will serve an affluent, highly educated trade area with approximately 434,000 residents in 167,000 households. Average household income exceeds $84,000, with 28.1% of households earning more than $100,000. Some 71.2% of employed adults hold white-collar positions, while 45.5% have attended four-plus years of college. The market also includes the approximately 29,000 students attending the nearby University of Colorado.
