BLOOMFIELD HILLS, MI-Christopher Kouza, an attorney, is moving his offices to expanded space in Bloomfield Hills thanks to the signing of a 2,766-sf, five-year lease on Woodward Avenue.

The property, located at 36700 Woodward Ave., is quoted at $24 per sf, plus electric. “It was pretty close to the quoted rate,” notes Gary Grochowski, vice president with L. Mason Capitani Inc. in Detroit. “The only concessions the landlord gave were a couple of months of free rent.”

He adds that the TIs were fairly substantial, too, with the landlord, G.J. Slagon & Associates of Detroit, doing them turnkey. Grochowski, with colleague Todd Sonquist, represented the tenant in the transaction. Sonquist also represented the landlord, which has 3,500 sf of remaining space in the 1960s-constructed, 54,401-sf facility.

“They wanted good exposure on Woodward; it’s in the heart of the Bloomfield Hills market,” Grochowski tells GlobeSt.com. “This is a main thoroughfare, and a Woodward address is a benefit to most businesses.”

Kouza’s offices are currently located at 16310 W. 12 Mile Rd. in Southfield, and move-in is planned for the middle of December. “He’ll be taking on about 25% more space with this move,” Grochowski says.
