MIAMI-Locally based Related Group of Florida plans to develop Icon Brickell on the land it acquired at 495 Brickell Ave. in December 2004 for $94 million. The five-acre buy includes the Sheraton Biscayne Bay hotel, which will be razed to make way for a three-tower residential condominium that also contains a Viceroy brand hotel through a joint venture with Los Angeles-based Kor Hotel Group.

The towers of Icon Brickell will range from 52 to 60 stories and contain 1,774 residential units across all three towers, with 135 Viceroy Icon Brickell hotel and condo hotel units on nine floors of the center tower. Kor Group’s hospitality division has Viceroy branded properties in Santa Monica and Palm Springs, CA along with Avalon Hotel and Maison 140 in Beverly Hills, CA among others.

International designer Philippe Starck will design the clubhouse, lobbies and gardens along with interiors of the condominiums, which will include fixtures designed by him. Jorge Perez, chairman and CEO of Related Group of Florida, worked with Starck on previous projects. Referring to the “unrivaled waterfront site,” Perez says in a statement that Starck “would be the perfect partner to help us create an exciting group of buildings worthy of the location.” The project architect is Arquitectonica.

A spokesperson for Related Group declined to provide an estimated construction cost. Residential units include studios of from 640 sf to 720 sf, one-bedroom layouts from 863 sf to 1,047 sf, two-bedroom plans from 1,157 sf to 1,403 sf, and some 1,984-sf three-bedroom units. Published prices for units range from $500,000 to $2 million.

There are four models of Viceroy Icon Brickell hotel units. There will be 27 420-sf small studios, 54 480-sf standard studios, 27 590-sf large studios, and 27 one-bedroom units averaging 930 sf. Separate elevators will be dedicated to hotel guests and residents. Residents and guests will share Icon Brickell and Viceroy services.
