DALLAS-With one month invested into the bargaining, the Andrews Kurth law firm has added 13,881 sf to its 71,760-sf lease in Bank One Center. The keys will turn April 1 to the extra class AA space.

“It’s the [building's] last significant transaction this year,” says Don Dowell, leasing manager for Chicago-based Trizec Properties Inc., which is a 50-50% owner of the 1717 Main St. trophy with Crescent Real Estate Equities Co. of Fort Worth. He tells GlobeSt.com that the expansion was rolled into the law firm’s existing lease terms, packaged in September 2004 and good until 2014.

Dowell says Andrews Kurth, now occupying floors 36, 37 and 38, is picking up a half floor on the 35th story. Four offices, some space vacant for awhile, are being combined to deliver the additional room for the 103-year-old, Houston-based law firm. The deal nudges the 1.5-million-sf, 60-story high rise’s occupancy to 90%, Dowell says. Its quoted rent is $20 per sf to $23 per sf.

Andrews Kurth’s broker, Greg Biggs, vice president and southwest region manager for Studley, opened talks about a month ago to add onto a lease that previously was reported as not going into effect until March 2007. The firm’s expansion capabilities were key to the 2004 renewal for Bank One Center, brokers reported at the time.
