TUSTIN, CA-Pacific Pointe Partners has acquired a two-story office building at 2552 Walnut Ave. and plans extensive renovations at the property, a 33,669-sf building that it will convert into office condominiums. Pacific Pointe paid $6.3 million for the property, which it bought from a private individual in a transaction brokered by Voit Commercial Brokerage.

John Collins of Voit Commercial, who represented the buyer, says that Pacific Pointe is planning to renovate the exterior of the building, which was constructed in 1985, and to convert it into 11 condo units for sale or lease. office condominium units. Construction is expected to be finished by the middle of 2006.

Collins and Ewan Choate of Voit’s Irvine office represented the buyer and will be marketing the project on behalf of Pacific Pointe. The seller was represented by Tim Arguello of Lee & Associates.

In another office building deal in the county, technical service provider Inhouse IT bought an 8,057-sf building on 17,325 sf of land at 3193 Red Hill Ave. from BKM Development for $2.14 million. The buyer is expanding and relocating from a 3,500-sf facility, according to Paul Fisher of NAI Capital, who represented Inhouse IT. The seller was represented by Louis Tomaselli and Mitch Zehner of Voit Commercial.
