BEAVERTON-Local developer Greg Specht has tapped Grubb & Ellis Co. to try to lease up the first two phases of Beaverton Creek Business Park, his 52-acre flex park here that is about 82% leased. The park contains eight buildings with a combined 259,502 sf of leaseable space. Specht owns the building in partnership with an electrical union pension fund.

Beaverton Creek Business Park is located off Murray Road and Millikan Way, near the Beaverton Creek Light Rail Station. The buildings in the park all vary between 21,000 sf to 41,000 sf. Matt Adams and Jake Lancaster will be the Grubb & Ellis listing agents on the property.

Adams tells GlobeSt.com that approximately 50% of the park’s space is built out as office. About 50,000 sf is available for lease, mostly in smaller chunks in different buildings. The largest contiguous space is 16,000 sf in Building D of Phase II (3003 154th Terrace). The asking rate is $0.35 on the shell and a $0.60 surcharge for office space.

Specht solicited only a few firms to make presentations for the assignment, Adams says. The assignment was previously held by Colliers International.
