ATLANTA-Several multimillion-dollar mixed-use and condominium developments see a green light in Gwinnett County’s close 3 to 2 vote, setting up new construction guidelines for condos and mixed-use developments.

After months of haggling, elected officials voted to allow the development of condominium communities to a height of 25 stories in designated areas around the 1.9-million-sf Mall of Georgia, the 1.24-million-sf Gwinnett Place Mall, the Sugarloaf area, and Jimmy Carter Boulevard near Interstate 85 and Peachtree Industrial Boulevard.

County commissioners also approved new rules for mixed-use projects, limiting buildings to 32 residential units per acre and capping the amount of single-use projects in the development at 70%. Current height restrictions for hotel, office and condominium ventures are capped at three stories or 40 feet, as GlobeSt.com previously reported.

One major property sale expected to go forward as a result of the new regulations is OFS Brightwave’s 110-acre land sale 10 miles north of Downtown Atlanta. The US division of Tokyo-based Furukawa Electric Co. Ltd. has been trying since February to sell the dirt at its 170-acre property at the corner of Jimmy Carter Boulevard and Interstate 85, as GlobeSt.com also previously reported.
