FOSTER CITY, CA-Westcore Properties of San Diego has renewed and expanded one of its tenants at Bayside Corporate Park. The six-year, 41,800-sf lease with Entelos Inc. is valued at $6.57 million.

Entelos Inc. develops biosimulation technologies that support pharmaceutical research and development. The company extended its existing lease on 22,648 sf of office and R&D space and added an additional 19,192 sf. Both leaseholds are in the same building, 110 Marsh Dr.

The company’s existing 22,648-sf space comprised the entire second floor. The expansion space comprises the entire first floor, giving the company control of the entire building. The value of the lease deal works out to an effective average lease rate of $2.18 per sf per month.
