MIAMI-In a series of unrelated transactions, 13 small-space office tenants have inked leases for an aggregate of 36,847 sf in Doral Center, a 30-building, 120-acre office park. Rental rates are undisclosed, but the November monthly monitor from the Miami office of CB Richard Ellis puts the current average asking rental rate in the Airport West submarket at close to $23 per sf and forecasts, “once new class A space is complete, office space will range from $26 per sf to $32 per sf.”

Locally based Koala Miami Realty Holdings owns the center. Richard Schuchts and Juan Ruiz of Coral Gables-based Codina Realty Services, a division of Codina Group, represented the owner in all 13 transactions.

The largest new agreement is a renewal for 12,311 sf at 8865 NW Terrace by South Florida Department of Business and Professional Regulation. FEMA inked a lease for 5,556 sf at 8120 NW 53rd St. and National Employee Benefits renewed for 5,429 sf at 959 NW 53rd St. There were no co-brokers in these three transactions.

Comunidad Cristiana Doral renewed a lease for 2,752 sf at 7904 NW 53rd St. Doral Access Realty represented Teleproducts RC Corp. in negotiating a lease for 2,057 sf at 8240 NW 52nd Terrace. International Port Services renewed for 1,977 sf at 8390 NW 53rd St.; Lucas Mejias renewed for 1,232 sf at 7901 NW 53rd St.; Preferred Maintenance renewed for 1,500 sf at 8301 NW 53rd St.; and Ameridream Financial Group leased 1,047 sf at 8070 NW 53rd St. Each of the additional four leases was for less than 1,000 sf.
