JIM THORPE, PA-Hickory Run Inc., a company headed by an unidentified Philadelphia businessman, has put a 121-acre parcel along the Pennsylvania Turnpike in the Pocono Mountains up for sale. The owner began developing the property and has completed a golf course, driving range and 6,800-sf clubhouse on the land.

“He intended for the property to be run by his son,” Matthew Bordwin, SVP and an owner of Great Neck, NY-based Keen Realty LLC, tells GlobeSt.com. “But his son decided to pursue another career direction, so the owner has retained us to dispose of the property.” The asking price, Bordwin says, is $3 million, which translates to approximately $25,000 an acre.

The improved 45-acre Stony’s Golf Complex on the Hickory Run property includes a 76-tee-station driving range with five target greens along with nine short holes ranging from 45 yards to 110 yards. It includes maintenance equipment and is fully irrigated with pond and well water. The clubhouse includes a kitchen and accommodates indoor and outdoor dining, game and video rooms, a snack bar and pro shop. This portion could accommodate an 18-hole golf course, 36-hole miniature golf course and other recreational improvements.

The remaining undeveloped 76 acres contain woods, streams and access to Weisser State Park. It is zoned low density residential, “which allows for a range of uses, including agricultural, travel trailer parks and single-family and multifamily residential development,” Bordwin says. “Residential development calls for a minimum two-acre lot size. The multifamily limit,” he says, “is for three-story structures aggregating 15,000 sf on two acres. It’s unclear as to whether or not a hotel can be located on the property. That would require application for a zoning amendment.”
