IRVINE, CA-The 2211 Michelson building, a 266,000-sf office project under construction at 2211 Michelson Dr. by Hines and Crescent Real Estate Equities, has become the first in California to be pre-certified in the Leadership in Energy and Environmental Design Core and Shell program, according to the developers. The LEED-CS program is sponsored by the US Green Building Council and the LEED Green Building Rating System is a voluntary, consensus-based national standard.

The 2211 Michelson development is a 12-story project that is slated for completion in 2007. The developers say that the building, pending final documentation and review, will become the second West Coast LEED-CS certified, high-rise office building. The first was Tower 333, a Hines office development in Seattle.

Doug Holte, western regional partner and director of Hines’ Orange County and San Diego operations, explains that the certification is granted to buildings that are designed for optimal building performance. The green design reduces operating costs and provides environmental benefits such as improving air and water quality and minimizing strain on local infrastructure.

“We feel the move toward more sustainable or ‘green’ building design is inevitable, and we plan to play a significant part in this movement on the West Coast,” Holte says. According to architect Paul Danna, a principal of DMJM Design, green features included in the 2211 Michelson building include the proposed use of innovative wastewater and irrigation technologies, a reduction in the use of electricity and water, low-emitting materials, maximum daylight within the interior spaces, extensive gardens, landscaped seating areas and other features.

Located within the original Koll Center Irvine South Campus and just east of John Wayne Airport, 2211 Michelson is designed with floorplates of 23,000 sf of column-free space.
