NEW YORK CITY-The Parish of Trinity Church negotiated lease transactions totaling 30,000 sf in four separate properties within the church’s five-million-sf portfolio in Hudson Square.

At 435 Hudson St., Jefferson National Financial Corp. renewed its lease for 11,000 sf on the building’s second floor. The firm is the holding company of Jefferson National Life Insurance Co. and Inviva Securities Corp. The company is based in Louisville, KY. Peter Fontanetta represented Trinity Real Estate and Matthew McBride of CB Richard Ellis represented the tenant.

At 225 Varick St., in 7,000 sf of ground floor and basement space, the former barbeque restaurant Mesquite Forest extended and expanded its lease in order to reinvent itself as a French steakhouse, La Moelle, under the same business ownership. Thomas Lynch represented Trinity Real Estate and negotiated directly with the restaurant owner.

At 304 Hudson St., the design firm of Tobin + Parnes Design Enterprises, relocated its offices into approximately 5,000 sf on the building’s fifth floor. Lynch represented Trinity Real Estate and Ken Schack of Schack Realty Co., Inc., represented Tobin + Parnes.

And, at 74 Trinity Place, Acumen Fund extended its lease occupying approximately 7,000 sf on part of the ninth and 10th floors. Acumen Fund is a global nonprofit venture fund that is active in developing nations. David Manzano represented Trinity Real Estate, negotiating directly with David Kyle, COO of Acumen Fund.

Carl Weisbrod, President of Trinity Real Estate, said in a statement, “The tenant firms–a new restaurant, a philanthropic global venture fund, a design firm and an insurance company–reflect the diversity of businesses that are being attracted to the Hudson Square community.”
