PHOENIX-In the largest project of its kind ever attempted in the West Valley, long-time developer and philanthropist John F. Long and his family-run company plan to break ground in January on Algodon Medical Office Park, a $367-million, 160-acre, 4.2-million-sf class A campus within the developer’s 1,000-acre, mixed-use Algodon Center.

According to James J. Miller, director of real estate for Algodon Center LLP, the medical park will have doctors’ offices, chiropractic and dental schools, rehabilitation clinics and research facilities. The park also will have traditional and extended-stay hotels, restaurants and an undetermined amount of retail. The park will be built in phases over the next six years and is expected to create 2,500 permanent jobs, according to research by Long’s company.

Justin Miller, a broker in the Phoenix office of Grubb & Ellis/BRE Commercial, representing the Long family, tells GlobeSt.com an estimated 200,000 sf in the medical office park is already committed. “We have had tremendous national interest in this project, largely because the location is right across the road from another medical center [Banner Estrella Medical Center] and the development site is close to all major highways in the area,” he says. “This site is most definitely the next hot spot in the West Valley and possibly even in the entire country.” He says the expected “high-wage” new jobs that the park will bring to the area from the medical and research community is “eagerly awaited by the community.”

Besides the 86-year-old Long, the project is also being directed by his son Jacob F. Long and his daughters, Shirley and Manya Long. The Grubb & Ellis broker says the Longs have contracted with a hotel operator for a branded project at the park, but the operator’s name hasn’t yet been announced.

The remaining 840 acres in Algodon Center is expected to be developed as a major business park dotted by small retail centers, area sources who have been following the project tell GlobeSt.com. The total build-out of Algodon Center could take 20 years.

About 850 acres of the 1,000 acres are inside Phoenix city limits with the remaining acreage in Avondale. According to Miller, the company will be asking Phoenix city officials next month to rezone certain parcels to allow high rises up to 250 feet tall.

Algodon Center straddles Loop 101 and is bounded by Camelback and Thomas roads and 91st and 99th avenues. Loop 101 is regarded locally as the newest sports, entertainment and employment center in the West Valley submarket.

John F. Long bought Algondon Center’s 1,000 acres in 1955. He is best known locally for developing the Maryvale community in west Phoenix during the 1950s. He also developed several retail centers in the area. In the past 60 years, he and his family have donated numerous land parcels to various civic, governmental and medical groups for their separate projects.
