BELL GARDENS, CA-Primestor Development of Beverly Hills plans to open its new 81,000-sf Village Square tomorrow. The fashion- and food-oriented shopping center at Florence and Eastern avenues will replace a blighted area of vacant buildings and a contaminated gas station.

The new $13.5-million Primestor center continues redevelopment of the City of Bell Gardens’ retail corridor, notes Leandro Tyberg, a partner at Primestor. Redeveloping the site “has been part of the city council’s vision for Bell Gardens for a long time,” he says.

Primestor has signed a tenant roster at the new development that includes include Ross, Marshall’s, Applebee’s, Washington Mutual, It’s a Grind, Verizon and Jamba Juice. The new shopping venue was designed by Los Angeles-based Nadel Architects and is across the street from Primestor’s Los Jardines center, opened in 2003, which is anchored by Famsa and Toys R Us.

Development of the two centers is part of a plan to create a new retail focus for Bell Gardens. Village Square is a public-private partnership with the City of Bell Gardens, where the population totals 58,320 within a one-mile radius of the center, with an average household income of $40,607.

The Village Square project joins a list of other Primestor developments that include a public-private partnership in Walnut Park, where the Beverly Hills-based firm has a 241,000-sf retail and office project in the works called La Alameda Regional Shopping Center. The $64.4-million center, at Florence Avenue and Alameda Street, is being developed in partnership with the County of Los Angeles through the Community Development Commission and the office of Supervisor Gloria Molina.
