WASHINGTON TWP., NJ-The fast-growing industrial submarket off the New Jersey Turnpike Exit 7A is about to get another very large chunk of space. Faced with a zero percent vacancy rate at its 10-building Northeast Business Park here, Matrix Development Group is launching construction of an 800,311-sf facility on a spec basis. The building is slated for delivery in 2007.

“The 7A market continues to grow and we are confident in the market’s ability to absorb this spec building,” says Patrick Connelly, vice president of the Cranbury-based Matrix Development Group. “With Northeast Business Park’s location, this facility will provide space for regional and national distribution and warehouse tenants.”

Located at 141 W. Manor Way within the park, the site is near both Turnpike Exit 7A and Exit 7 off I-195. Designed by O’Connor Gordon Pratt Architects, the building will have 36-foot clear ceiling heights, according to Connelly, as well as a number of cross-dock positions, trailer parking and an ESFR sprinkler system.

Whichever company or companies ultimately fill the new space, they’ll join a Northeast Business Park roster that already includes W.W. Grainger, Levitz Furniture, Lifetime Brands, Bohren’s and Sleepy’s, all of which occupy W/D space. And once the new space is filled, Matrix is set to roll out at least an equal amount of additional spec space. The developer has three sites within the park approved and ready for construction of more than 900,000 additional sf, involving buildings of 480,000 sf, 243,000 sf and 179,000 sf.

Northeast Business Park, meanwhile, is adjacent to another Matrix industrial development; Matrix Business Park at 7A is a 480-acre project that houses Mercedes Benz of America and McMaster Carr Co., among others.
