KANSAS CITY, MO-Alberta Development Partners is redeveloping two malls in the area, turning them into mixed-use retail entertainment centers. Walton St. Capital is providing financing for the projects for the Greenwood Village, CO-based developer, whose management did not immediate release the costs of the projects.

In Kansas City, the firm is turning the current enclosed Metro North Mall into a 2.1-million-sf development called the Streets at Barry Towne. It will feature retail, residential, entertainment and outdoor common areas.

In suburban Overland Park, KS, the enclosed Metcalf South mall will be coined the Streets at Metcalf. That 1.1-million-sf redevelopment will have “upscale boutiques, national and local retail shops and an entertainment complex, as well as office and residential space and a hotel,” according to a statement by Alberta officials.

Investment firm Morgan Dreiseszun currently owns both centers. Alberta officials and design partners Callison Architecture, of Seattle; and Boulder, CO-based Communication Arts expect to submit conceptual plans for the redevelopments early next year.

The redeveloped centers are expected to draw immediate residents and shoppers from around the area, says Don Provost, an Alberta principal. Just last week Provost and his firm opened Southlands, a 1.7-million-sf mixed-use center that was also the redevelopment of a former enclosed mall.
