MIAMI-The 18,000-sf Hotel Webster at 1220 Collins Ave. has been sold for $4.6 million by long-time owner Scott Robins, who has also sold the adjacent parking lot for $2.5 million.

The new owners of the property, 1220 Collins Avenue, Inc., plan to convert the building into a high-end fashion clothing store at the street level with loft space above it. The new owners have a store in Paris, which they hope to replicate in South Beach.

Hotel Webster, located in South Beach’s historic Art Deco District, was built in 1935 as a 51-room hotel. Because it is located in a historic district, the building cannot be razed. Robins became involved with the property in 1989 when he rebuilt the dilapidated hotel into a mixed-use building with tenants including L’Agence Modeling Agency, Bruce Orosz’s ACT Productions and Germany’s Otto magazine. In addition to 9,000 sf of office space, the building contains two-story lofts on the top floor ranging in size from 2,300 sf to 2,800 sf.

Melissa Dunn, of Scott Robins Cos., represented the seller and Seth Gadinsky, of Gadinsky Real Estate, represented the buyers. “Hotel Webster was Scott Robins’ first development in South Beach,” Dunn tells GlobeSt.com. “He’s had a wonderful involvement with the property for 20 years, but he’s on to larger projects so it was time to sell.”
