STAMFORD, CT-Mack-Cali Realty Corp. has signed two lease deals with temporary office suites provider HQ Global Workplaces LLC at its properties here and in Norwalk. HQ Global Workplaces has signed a lease for 19,190 sf of space at 1266 East Main St. in Stamford and 14,459 sf at 40 Richards Ave. in Norwalk, Mack-Cali officials state.

Both transactions have a lease term of 11 years and six months. In both transactions, Paul Jacobs and Colin Reilly of CB Richard Ellis in Stamford and Mike Kay of CBRE in Dallas represented HQ Global. Mack-Cali was represented in-house by Jeffrey Warner, vice president of leasing, and Louis Amalfitano, director of leasing.

The new Connecticut locations will augment HQ Global Workplaces’ existing Fairfield County network that includes space at One Stamford Plaza in downtown Stamford and 4 Research Dr. in Shelton.

Other significant lease deals that were finalized in the third quarter in Mack-Cali’s Connecticut portfolio include a 21,181-sf lease renewal by South Beach Beverage Company, a division of Pepsi-Cola North America, at 40 Richards Ave. SoBe was represented by Bob Bundy and Paul Formichelli of the Staubach Co. of New York. Warner and Amalfitano represented Mack-Cali in the transaction.

Commenting on the company’s third quarter leasing activity in Connecticut, Jeffrey Warner, director of leasing at Mack-Cali, says, “We are pleased to maintain leasing momentum in our Connecticut portfolio. We are especially pleased to expand our relationship with HQ Global Workplaces, which is a valued tenant at other Mack-Cali locations.”

Significant third quarter lease transactions at Mack-Cali’s Westchester County portfolio announced by the Edison, NJ-based REIT include a lease renewal of four years and seven months by electronics firm Hypres Inc. of 17,200 sf at 175 Clearbrook Rd. in Elmsford, NY and a new 10-year, 16,932-sf lease with management consulting firm Argus Information and Advisory Services, LLC at its 50 Main St. property in White Plains.
