One-Year Search Ends in 91,520-SF Renewal

GARLAND, TX-Drawing a close to a one-year search, a San Diego-based moving and storage company has stamped another long-term lease for 91,520 sf in Northgate Distribution Center I. The 10-year tenant’s decision keeps the 228,800-sf office/warehouse at 100% occupancy.

Alexander’s Mobility Services, landing some cosmetic tenant improvements, begins its new lease at the end of the year in sync with the old pact’s expiration at 2750 Miller Park North, according to Jason Miller with Property Advisers Realty Inc. of Irving, TX. “They made us a good deal. There was very much an incentive to stay,” he tells GlobeSt.com.

Miller and Property Advisers’ owner Jerry Reis led a search that extended to the Dallas/Fort Worth International Airport. The deal’s financials aren’t available, but office/warehouse space in the Garland-Mesquite submarket averages $3.34 per sf, according to a third-quarter report from Cushman & Wakefield of Texas Inc. Building owner Primera Cos. of Dallas had in-house broker Andrew McCaig negotiating the renewal.
