IRVINE, CA-Keystone Pacific Property Management Inc. has won the management contract for the 518-acre, 1,250-unit Rosedale project of condominiums, luxury homes and other development at the foothills of the San Gabriel Mountains. The master-planned project, under way near the intersection of Foothill Boulevard and Citrus Avenue at the site of the former Monrovia Nursery, will feature 423 condominium units as part of the 1,250-unit total.

The residential units will range from 1,300 sf to 4,000 sf and are expected to sell for prices of $400,000 to more than $1 million. Irvine-based Keystone was awarded the property management contract by its developer, Azusa Land Partners LLC, which is a joint-venture between Newport Beach-based PLC Land Co. and Fieldstone Communities.

Cary Treff, president of Keystone Pacific, says that the company will provide the day-to-day management of the association operations, along with developer support services as the 11 new communities within the project are developed. In addition, Keystone will oversee maintenance of the community landscaping, including many large heritage oak trees and other specimen plants preserved from the Monrovia Nursery.

Some of the units have been completed at Rosedale, where some buyers are slated to move in this month and others by next summer. The project, which is close to the 10 and 210 freeways and near a number of retail developments as well as other amenities, is tentatively scheduled for completion in 2011.

In addition to the housing units, the project will feature a 5.5-acre community park, 200 acres of preserved natural hillsides and a two-acre, private community recreation center. Also planned are an elementary school, a fire station and a Metro Line Gold Station.
