SAN ANTONIO, TX-Christus Santa Rosa Health Corp. and Trammell Crow Co. are jointly developing a $130-million, 304,000-sf medical campus in the West San Antonio neighborhood of Westover Hills. As part of the campus, TCC is developing a three-story, 60,000-sf medical office building tentatively scheduled to open in September 2007.

The Westover Hills campus will include a general acute-care hospital with 150 private rooms, all-digital and wireless systems, larger operating rooms, a neonatal intensive care unit and full emergency and diagnostic services. The six-story hospital is expected to open in December 2008.

“This is a very, very big deal for us and it’s going to be a very big deal for that part of the city,” says Christus president and CEO Don Beeler. “The new hospital will give us an opportunity to reach individuals whom we don’t reach today and who are not familiar with our system, our facilities or our mission.” The development site is on a portion of a 100-acre parcel along Highway 151 and Westover Drive, near the Sea World attraction.

Besides developing the office building, TCC is also overseeing all aspects of the design and construction of the hospital. TCC also helped in identifying and acquiring the land for the new campus. The project was undertaken at this time because “the residents of this area have been underserved in the way of medical facilities,” says Steven Donnelly, vice president of development management for TCC’s San Antonio office. “It’s also very satisfying to work on a hospital and medical office building that will fulfill such a large need.”

The hospital’s design allows the 150-room building to accommodate an additional 220 rooms for future expansion. The medical office building will house an ambulatory surgery center, urgent care facilities and multiple physicians’ offices.

Christus will own the hospital and the land. TCC will own the medical office building. HKS Architects of Dallas is designing the campus. Vaughn Construction of San Antonio is the general contractor.

In a second medical-related development, TCC has started construction on a one-story, 28,396-sf surgery and imaging center in Flint, MI for Flint-based McLaren Health Care Corp., United Surgical Partners International of Dallas and local physician investors. The project has a planned spring 2007 opening date.

The new building is adjacent to the McLaren Regional Medical Center campus and will have four operating rooms, three procedure rooms and a diagnostic imaging center. The building will be owned by a limited partnership affiliated with Trammell Crow Healthcare Services, Dallas. The underlying land is owned by McLaren Health Care Corp.
