COLUMBUS, OH-Jeld-Wen, a global supplier of windows and doors, has leased more than 200,000 sf in Building 1 of ProLogis Park 70 Etna here. The Klamath Falls, OR-based company, which takes occupancy on Jan. 1, plans to use the facility for light manufacturing and as a distribution hub for Ohio, Indiana, Michigan and Pennsylvania. With the recent transaction, the 513,760-sf building is now fully leased, according to park developer ProLogis.

At about the same time Jeld-Wen moves into its new facility, ProLogis plans to deliver a new 524,000-sf spec building in the park. “Because of the demand, we wanted to have product available,” ProLogis senior VP and Columbus market officer Brian Marsh tells GlobeSt.com. Quoted lease rates are $3.25 per sf triple-net in Building 2. Marsh says that the park’s location and expansion opportunities as well as the local labor pool and tax incentives drew Jeld-Wen to the park.

Completed in Feb. 2006, Building 1 is currently occupied by Menlo Worldwide Logistics, a third-party logistics company. ProLogis’ portfolio of distribution facilities in Central Ohio includes more than 10 million sf that is currently owned and managed or under development. The company also has land positions for more than three million additional sf in the market.

Marsh says he expects the strong demand for distribution space to continue in the Columbus market next year. He says that a number of companies are still looking to consolidate their distribution operations into fewer, larger facilities, allowing them to take advantage of economies of scale.
