ATLANTA-Horizon Software International has signed a 44,132-sf lease at the Sugarloaf VII office building at 2915 Premiere Parkway in Gwinnett County. Horizon, a food-service management technology company, will relocate its headquarters from Loganville to the location.

The company plans to sell its headquarters and move to the new location in May. Bruce May, of Piedmont Property Co., represented Horizon. Wes Hardy represented building owners, Indianapolis-based Duke Realty Corp. Duke senior vice president of the Atlanta office group Kerry Armstrong tells GlobeSt.com that Horizon selected the location because of the more prominent location. “Loganville is a small town. This gets them into a more centrally located position,” Armstrong says. “The location also gives the company the ability to expand.”

Sugarloaf VII is an 80,000-sf building which is part of the Business Park at Sugarloaf–a seven-building complex totaling 500,000 sf. With the lease, Sugarloaf VII is 63% occupied and the Business Park is 93% occupied.

“The Sugarloaf area is very strong with a lot of activity,” Armstrong says. “Several of Horizon’s customers are located in the area.”

According to a CB Richard Ellis Q4 office market report for Atlanta, the Northeast submarket experienced a 21.7% vacancy rate at the end of the year, with 205,231 sf of positive absorption year-to-date and average asking rents of $16.41 per sf.

“This lease is significant for both Duke and the Northeast submarket,” Hardy says. “It takes a large block of vacant space off the market and is an example of increased activity in the submarket.”
