SAUK VILLAGE, IL-A second speculative building has been constructed at LogistiCenter at Sauk Village. The 325-acre industrial park, being developed by Reno, NV-based DP Partners, is bounded by IL-394, Cottage Grove Avenue and Sauk Trail.

The 258,950-sf spec industrial building, at 21701 Mark Collins Dr., is on a 16.17-acre parcel and is a single-loaded warehouse and distribution building divisible to 52,000 sf. The facility has 24 truck docks, 50-foot by 50-foot bays, 32 trailer stalls, parking for 185 cars and an ESFR (Early Suppression Fast Response) fire suppression system, according to a released statement. Representatives from DP Partners were not available for comment. The average lease rate for the South Cook submarket is $3.73 per sf, according to a fourth-quarter Grubb & Ellis report.

The first spec building at LogistiCenter at Sauk Trail was expanded to 776,420 sf in summer 2006. Warehouse Specialists Inc. currently leases 516,072 in the park’s first spec building. Other tenants in the industrial park include Del Monte Corp. and Clark Steel Framing Systems. The industrial park has access to IL-394 and is near I-80, I-94 and is served by the Elgin, Joliet and Eastern railway. When completed, LogistiCenter at Sauk Village is expected to have five million sf of high-cube distribution space.

Meridian Design Build LLC, based in Deerfield, IL, was the general contractor for the second speculative building; Harris Architects Inc., based in Palatine, IL, was the project architect; and Jacob and Hefner Associates, based in Oakbrook Terrace, IL, was the civil engineer for the project.
