CHATSWORTH, CA-Natrol Inc., a marketer of nutritional supplements and sports nutrition products, has sold its headquarters building and another facility here in a sale-leaseback deal. The approximately 226,000 sf went to an affiliate of TA Associates Realty for $26 million. The move will allow the occupier to raise funds for investments related to the Chatsworth-based company’s core business. The properties include Natrol’s corporate headquarters as well as manufacturing and shipping facilities.

The buildings include a property at 21411 Prairie St. and another at 9453 Owensmouth Ave. that total 93,000 sf and 133,000 sf of office, light manufacturing and industrial space. The company will continue to occupy the two facilities, leasing back all of the space at the Prairie Street building and about 81,000 sf of the Owensmouth Avenue facility at market rates for a five-year term, with two five-year renewal options.

The Natrol leaseback calls for the company to pay rent of approximately $110,000 per month plus expenses. The rental rate is scheduled to increase 3% per year beginning on the first anniversary of the closing of the deal.

Natrol, founded in 1980, manufactures supplements for its own brands and on behalf of third parties. It distributes products nationally through more than 54,000 retailers, as well as internationally in more than 40 other countries through distribution partners and a wholly owned subsidiary in the UK.

According to Wayne Bos, Natrol’s president and CEO, the company realized approximately $12 million in proceeds from the sale after paying off the associated mortgage debt, taxes and expenses related to the transaction. He says that the company plans to apply the proceeds to “strategic investments.”
