PHOENIX-Opus West Corp., seizing an opening in rising demand, is developing roughly 465,000 sf of class A office space in three freeway-fronting parks. Across the board, deliveries are penciled for the fourth quarter.

Opus wasn’t available by deadline to discuss the developments: Chandler Airport Center, Glendale Corporate Center and North Scottsdale Corporate Center. The trio fronts new portions of Loop 101 and Loop 202.

Opus West, issuing a press release last night, says the goal is to put office campuses closer to residential development, particularly in the West and East Valleys. The projects have been on the docket since last fall, according to the company’s November 2006 newsletter.

The latest wave of work pushes Opus over the 1.4-million-sf mark for recent completions and under-construction office space in the Phoenix metro. “Significant growth during the most recent market cycle, burgeoning populations and demand among businesses are signaling that the time is right to deliver high-quality, class A office space along the freeways in these growing areas,” says Thomas W. Roberts, Opus West president and CEO.

The Chandler Airport Center site is located at Cooper Road and Loop 202, where the first 90,000 sf of a 180,000-sf, two-building project is under way. Glendale Corporate Center, situated along Missouri Avenue and fronting Loop 101, is starting with a three-story, 105,000-sf building and four smaller ones from 15,000 sf to 30,000 sf as the first phase to a 300,000-sf build-out. The project docket includes a 150,000-sf third phase for North Scottsdale Corporate Center, which now has 252,000 sf at the junction of Loop 101 and Scottsdale Road.

“At this time, there is demand for quality space and there are businesses poised to absorb that space,” Chris Krewson with locally based Lee & Associates, says in the release. He and colleague Mark Seale are leasing Glendale Corporate Center, designed by Opus Architects & Engineers.

CB Richard Ellis’ Bob Crum, Scott German and Mark Krison hold the Chandler Airport Center assignment. Butler Design Group of Phoenix was the architect.

North Scottsdale Corporate Center’s leasing point men are Jim Fijan and Jerry Roberts with CBRE. Locally based DFD CornoyerHedrick is the architect.
