NEW YORK CITY-MTV Networks, an entertainment company that is part of Viacom, has leased 400,000 sf at 345 Hudson St. in Midtown South. Trinity Real Estate owns the 897,099-sf, 17-story building, which will be fully occupied when MTV moves in.

MTV will occupy floors two through nine; with plans to move into the space by the middle of 2008. Additional terms regarding the 15-year lease were not disclosed, but according to Trinity’s website the asking rent for the floors is between $42 per sf and $44 per sf.

As part of the deal Trinity will upgrade the lobby and provide MTV with its own elevator shaft. Additionally the building will also receive building signage, a climate control system and upgraded building security for MTV

“We pride ourselves on providing office space that appeals directly to creative companies,” Trinity president Carl Weisbrod. “Indeed, we have established a substantial and influential creative community within Hudson Square. Early next year MTV Networks will join a family of neighbors in Trinity-owned buildings in Hudson Square that include media heavyweights such as WNYC, Workman Publishing, the Weinstein Co. and In Demand.”

MTV officials say that employees from several midtown offices will relocate to this Hudson Square building. They will join Weinstein Holdings, Penguin Putnam and Simmons-Boardman Publishing Corp. in the 76-year-old facility.

This 400,000-sf lease will significantly boost the Q2 figures for the Hudson Square area. According to Jones Lang LaSalle statistics for Q1 vacancy in the area hovered around 20%, with more than one million sf of class A and B vacancy in the area.

CB Richard Ellis’ Scott Gottlieb, Michael Laginestra and Andrew Sussman represented Viacom; while Trinity was represented in-house by Jason Pizer.
