CAMDEN, NJ-Steiner + Associates has cut the ribbon for the Ferry Terminal Building, a 100,000-sf office building adjacent to the Adventure Aquarium on this city’s waterfront. The building, developed on spec with a price tag of $20 million, is part of the larger 35-acre Cooper’s Crossing mixed-use redevelopment.

The new building consists of three floors of offices atop a ground floor of restaurant, retail and public space. The ribbon-cutting was led by officials of the Columbus, OH-based Steiner + Associates and Camden Mayor Gwen Faison, who termed the event and the addition of the office building, “a great day for this city.” According to city officials, it’s the first privately financed office building to rise here in some 40 years.

The Ferry Terminal Building opened with one tenant on board. Susquehanna Patriot Bank is set to relocate its headquarters from nearby Marlton, NJ to the site, a move that’s expected to be completed by this fall, according to Steiner officials. The remaining space in the building is currently listed with asking prices ranging from $28.50 to $31 per sf, according to Marc Policarpo of the Philadelphia-based Binswanger Co., the property’s exclusive leasing agents. Potential tenants are also eligible for state-sponsored rent subsidies and job-creation grants.

Designed by Blackney Hayes Architects, the Ferry Terminal Building sits adjacent to the 200,000-sf Adventure Aquarium, a former state-owned property that, as reported by GlobeSt.com, was refurbished and expanded two years ago. The larger Cooper’s Crossing mixed-use redevelopment is expected to take 10 years to build out and cost upwards of $500 million.

Next up within the redevelopment area is likely to be a hotel. Steiner officials say that initial plans call for a limited-service hostelry of between 125 and 150 rooms, with a small conference facility.
