MENIFEE, CA-Donahue Schriber has started construction on a 735,000-sf power center that will bring Target, other retailers, restaurants and shops to this community in Southwestern Riverside County. In addition to Target, Costa Mesa-based Donahue Schriber has lined up Kohl’s, Lowe’s, Best Buy, Sport Chalet, Linens N Things and Petco for the development at the intersection of the 215 Freeway and Newport Road.

Other tenants lined up for the new center include BJ’s Restaurant, TGI Friday’s, Red Robin, In-N-Out, Chick-fil-a and Starbucks. The first tenants at Countryside Marketplace are expected to open in October 2008.

Jeff Chambers, vice president development for Donahue Schriber, says that one of the recurring themes the developer heard from residents when planning the center was “their desire to have convenient dining options as a part of the center.” Menifee has long lacked any restaurants other than fast food outlets, with residents typically driving a half hour or more for the likes of BJ’s and Fridays.

Preleasing at the Countryside Marketplace has lined up tenants for more than 90% of the center, but space from 1,000 sf to 10,000 sf remains, with the center’s leasing being handled by Wally Limburg and Nelson Wheeler with Strategic Retail Advisors. The center is one of a host of new retail developments in response to the housing boom in the Inland Empire, where residential growth has ranked among the highest in the country in recent years.

The Menifee project is the latest in a long list for Donahue Schriber, a private REIT that has been involved in nearly 30 million sf of retail properties within its 38-year history. The firm owns and or operates a portfolio of 91 neighborhood, community, power and community lifestyle shopping centers including 18 development properties representing 3.7 million sf.
