FLORHAM PARK, NJ-A 250-room hotel has been part of the plan for the redevelopment of the 493-acre former ExxonMobil research campus here, and now it has a name. Marriott has signed on to operate the hotel, which is now slated to open in approximately two years. And when the $90-million Marriott Renaissance Club Sport Hotel opens for business in 2009, it will include a 70,000-sf sports and fitness club.

Marriott won out over contenders Starwood and Intercontinental, according to a spokesman for the locally based Gale Real Estate Services, which is doing the larger redevelopment in a joint venture with Rockefeller Group Development. Also unveiled this week by Gale-Rockefeller are plans for a 100,000-sf sports rehab complex that will be operated by Morristown Memorial Hospital.

The sports tie-in is related to the New York Jets headquarters and training complex currently under construction within the redevelopment site. Gale and Rockefeller sold a 27-acre parcel to the New Jersey Sports & Exposition Authority earlier this year for construction of the 140,000-sf facility and five practice fields. The complex is part of the NJSEA’s deal with the Jets and New York Giants to build a new stadium in the Meadowlands and new practice facilities for both.

Still to come in the redevelopment of the ExxonMobil site are offices and a residential component, although plans have been scaled back a bit. According to revised plans submitted to the borough council this week, the original 830,000 sf of offices has been reduced to 700,000 sf, and the original proposal for 500 residential units has been trimmed to 425. Gale and Rockefeller effectively launched the redevelopment process after closing on the acquisition of the site from ExxonMobil in late 2006.
